DTCP APPROVED LAYOUT LIST IN TAMILNADU

Dtcp approved layout list in tamilnadu 2024 - DTCP functions under housing and Urban development department under the tamilnadu town and country palling act, 1971. It tells us about the construction is safe or not. The legal activity is given for our property by DTCP without DTCP approval one cannot start his or her construction work.

Mission

1. To prepare regional plans for the state of efficient management of land.

2. To prepare master plans for urban areas for sustainable growth of those urban areas.

3. To review existing master plans to cater the present land use requirements of the public.

4. To prepare detailed development plans for an oriented urban growth

5. To use infrastructure and amenities fund to improve and strengthen basic amenities in urban areas.

Functions

1. To notify regional planning area local planning area, new town development area and detailed development plan area.

2. To constitute regional planning authority local planning authorities, new town development authority and urban development authorities.

3. To prepare regional plan, master plan, new town development plan.

4. To approve layouts and plans for buildings

5. To enforce statutory obligating as set out in the act.

6. To assist the local bodies local bodies on planning permission.

Local planning authorities

To regulative the developments in and around urban centers like corporation, municipalities, town panchayat. Local planning areas are notified and declared under sub section ' B ' and four respectively of section 10 of tamilnadu town and country planning ( TNTCP ) act, 1971 for which local planning authorities are continued under sub section 3 of section 11 of the act.

If the declared local planning area comprises more the one local body then it is called as composite local planning area and the authority constituted is called composite local planning authority.

How long days it take to get decisions

1. Ordinary building - 30 days

2. Special building - 45 days

3. Industrial building - 45 days

4. Multi storied building - 50 days

5. Institution building - 45 days

6. Layout - 60 days

7. Time for forwarding to government for change of land use of master plan - 60 days

8. Approval of change of land use of detailed development plan - 60 days.

Charges

Scrutiny fees

1. Rupees 1.50 square feet/meter ( layout )

2. Rupees 2.00 square feet/meter ( building )

Deposit

1. Display board - 10, 000 rupees

2. Public charge

a. 30, 000 rupees ( CMA )

b. 20, 0000 rupees ( Others ).

Uses and Guidelines 

It is also used for applying home loan and some financials. By the DTCP approval the problems or issues which is going to be held on future can be prevented. For the approval of TCP the following steps should be followed,

1. Applying the application

2. Submitting the application

3. Verifying or scrutiny of application

4. Site visit or inspection

5. Approval or Rejection.

Documents required for TCP

Approval

1. Proof of land ownership

2. Building plan

3. No Objection certificate

4. Sketch of survey of the land

5. Soil test report

6. Architect Plan

7. Any other document

8. Soil test report

Eligibility for Approval

The applicant should process the land ownership. the site should obey the rules and regulations given by the government. The site should not be involved in any violation. The applicant should pay the fees and submit all the required documents.

Approval fees

If depends upon the size of the plot and it ranges from Rupees 5, 000 to Rupees 1, 00, 000 depending upon the locality.

Validity of the approval

The valid period is five years. After the validity period it should be renewed. DTCP is mandatory for all the site i.e. commercial, residential, industrial building and etc.

CMDA

Cmda is also called as Madras metropolitan development authority. the Cmda is made for developing the municipal and local bodies of tamilnadu. CMDA is categorized under urban palling agency. the main motto of this is to make a friendly administration among people.

Function of CMDA

Survey is taken about Chennai and to prepare the reports based on the survey. Planning the new developmental techniques or ideas to develop the urban places in Chennai city. Preparation of land map can be plotted for future references.

The new town development e made n accordance with the plan made in accordance with the plan made by CMDA. If the permission is not got from CMDA the construction can be locked, sealed or demolished.

The approval for CMDA takes much more time than DTCP. Where as, CMDA is meant only for Chennai metropolitan city and TCP is made for all over Tamilnadu.

CMDA focuses only about Chennai metropolitan city. Whereas, DTCP focuses for both urban, rural and developing towns in our Tamilnadu. CMDA approval is valid only for 3 years. If the date of approval is over he or she should renew it.
